Resident Requirements:

Residents must comply with occupancy restrictions under the Low Income Housing Tax Credit program. The maximum allowable Household Incomes are as follows (80% Area Median Income effective April 25, 2019):

One Person $34,600
Two Persons $39,500

Project Based Section 8 Rental Assistance Available for Select Units

Additionally, a unit may not be occupied solely by full-time students and all household members must be 62 years of age or older.

Criminal and credit background checks and prior landlord references are required for all applicants. Minimum household income must be two times the monthly rent. Applicants must also provide copies of the following:

  • Birth certificates for all household members

  • Photo ID for household members over 18

  • Documentation of all income received in the past 12 months (social security, veterans benefits, wages, pensions, incomes and dividends, etc.)

  • Documentation of assets including bank statements, investment accounts, retirement and pension accounts, equity in rental real estate, cash value of life insurance policies, etc.
